Once you reach success you realize that it is really not the money you are looking for but the excitement of doing deals. Therefore although I could sit on my own island and dring Mai Tai’s I prefer doing deals and teaching this. it is soo much fun.

I just got my home buyers/sellers websites and I’m ready to start investing in real estate. I really don’t have anymore money to buy real estate courses so I’m really interested in giving your free system a go. My goal is to start somewhere in R.E. and continue onto multi family units, commercial retail, hotels, banking, buying profitable businesses and donate 90 percent of all profits to Global Warming Foundation (a non profit charity which I will set up in the future to aid victims around the world as a result of global warming). If this is as true as you allege; this will be great for RE Investors. I’m curious to know the details. Hope you don’t become like many of the real estate course creators who bait entrepreneurs to buy their intro systems only to continue extracting more money, via up-sales for more details of the complete transactions, high boot camp fees, monthly consulting fees, and all of the other money sucking methods used on entrepreneurs who are eager to learn and operate an investment method.

If you offer a course; please include every detail - so that an investor can initiate and complete every transaction without having to pay through the nose on up-sale courses that give the extensive details. Then partner with the RE Investor and prosper together -via- networking, partner-purchasing and partner-selling of these properties.

I live in Idaho where the foreclosure rate is very low, so letter camapigns for foreclosures don’t work simply because of the numbers. I NEED something that has a high response rate (like you are getting) or something I can do remotely from here, buying and selling in another state.
I’ll be out of town all next week, so I hope I don’t miss any of your videos!

Very good information. I have been a real estate investor since 1999. This seems like it has alot less risk than any thing I have done up till this point.

Do you buy property all over th ecountry or do you like to focus on certain geographic areas?

Also I wonder if you have any expereince using your system in michigan?

I am from Grand Rapids, Mi area and think this system would be a perfect fit for our area. Especially with people trying to get rid of properties given the local economy.

I am now working at Real Estate Office as an Escrow Coordinator and I am in the process of getting my RE License. What is it that you look for to know that the property is the right property for you to purchase? What about the mortgages attached to the property?

Hi Jack, Very interesting concept, I’m interested in the Texas market. In Texas you get immediate possession of the property with a 6 month to 2yr redemption period. Also, there is no accrual of interest it is 25% from day one no matter when the property in redeemed! It seem that using your system would even make investing in Texas even sweeter, I’m eager to learn more JOHN

You do not say how you sell. There is no point in acquiring real estate for little or nothing, unless one can dispose of it at a profit that justifies the time and effort invested. If you can deal with this point, your course will be a huge success. Good luck to you anyway. I like your approach.

I checked out your blog.
The posts on your blog give a very good idea of what you will be teaching.
Your system will definitely work.

The key is finding people who will work your system.
The dirty little secret that most real estate guru’s won’t share with their students is that only approximately 5% of their students actually do anything.

To succeed students need to understand that real estate is a numbers game.
If you use the right strategy long enough, you will succeed.
Most students give up way too soon.

Your strategy will definitely allow students to succeed if they follow it.

Several investors have warned me not to buy tax liens/deeds as they can have other assessments or ‘issues’ attached, but it sounds like this can be bypassed by contacting owners before they let it go…to YOU ;)

How much phone work is required for this? I have a severe hearing loss that interfers with my ability to use the phone. I have captioning on my phone, I have hearing aid hook ups for my cell phone, but still run into troubles because awkward moments of silence when I’m trying to figure out what was said. I could just hire someone to do the phones but I can’t afford that until something actually starts to make some money.

When from first glance it sounds really good, I am interested to know if these properties have mortgages also attached to them? and if so does that slow down the process to secure these properties from the tax liens?

I currently do short sales.

Its not total bull. If you investigate the tax lien states, yes you can end up getting the place for just paying the taxs. And yes, he could possibly track down the owner of a place from the info for a tax certificate for sale. And yes, there are some persons that would just like to get rid of the place. What I really question is the enormous amount of deals he claims. Seems like thats exageration.

I am VERY interrested, In hearing what you have to say about how you find your hot leads. Currently I own 5 Properties I purchaced at a tax auction and I am waiting for (exactly as you said) Title Insurance. I also own 1 tax lein that I will need to have the Judge give me a Judgment deed on this year. I have tried like hell to call and write to these people just like you say you do I obviously do not have a working system to do this becouse all my attempts have failed, and I end up at the fiercly competitive tax auction. I am thrilled to hear how you do it becouse every year I try to cover 3 local counties and I feel like I am wasting my time. For example the county I live in I checked out multiple properties (over 300 on my computer and about 25 drive bys) and went to the auction. This auction was the same day as one in a another county and I chose the local one. BAD CHOICE! I showed up and there was around 200 people and all but THREE Properties had been redeemed. If I had gone to the other auction I could have done much better. I can’t wait to see if your system will save me time, and get me asking for these “wright lists” of delinquint tax payers early. But one thing I find is the people I do get on the phone want to pay their taxes and end up redeeming their properties, and it’s the ones I can’t find a way to contact that end up going up for auction. anctiously waiting

This system is not new

I was introduced to this a few years ago by a gentleman who is now deceist.

It definitely works

The problem I had in those days was the lack of support in the technical aspects of getting the list and filtering the ready to sell owners.

Their are several challemges to the system but once you’ve overcome them and you’re able to systematize it, it can be quite profitable.

I look forward to learning what systems you have developed to overcome these challenges.

I believe that this can used to bring hugh money. His system or yours ( Real Flow software) can do this. I think. Title thru Tax Deeds can go LAND court can resovlve the ??? marketable title. So Buying Subject-to achieve marketable title.. Second. Can use these deeds can be use a valuable collateral to pledge to buy one OR more BK’s Foreclosure Properties in No Cash down deals. Can Use the Jack Bosch techniques with a self-Direct Roth to buy. Option / lease these properties IF can put a Tenant buyer there. How? Leasor with Option to buy has equitable rights. More Can do also.

I would like to know that if you circumvent the tax sale system by going directly tothe owners fo these properties, don’t you have to pay off any mortgages and any back bills from the state or city. I also think that you may have to even pay attorney fees.

I have been a REI for 28 years, mostly as a long term buy and hold investor of SFH’s. I have always stayed away from investing in land as it produces no income, fewer tax write offs, etc. so it did not make sense as a long term hold.

You have intrigued me with the information you presented. Using your concept to be able to buy for such low prices, elevates buying land for flipping/re-sale from ’speculation’ to a sound investment strategy.

In the US this may be possible but in other countries you have to pay a stamp duty with the transfer of property to someone else. Stamp Duty can cost thousands of dollars. Any ways around this? What do you suggest? Does the US have stamp duty to pay?

Hi Jack - thank you for sharing your videos. We venured out into a reatuarant business in 2004 and basically lost all that we had built up over a period of 24 years. I know real Estate investing is the way to go as at one time we had 6 properties, 5 of which were residential and 1 commercial. We are really looking to get back on feet again and hence looking forward to your assistance which would be truely a God Send if there are no “strings” attached in terms of “roping” us in. The video sound interesting but I heard other real estate gurus and it seems like they do have the knowledge but it is much easier to sell the info than to just preach what they practice. I’m not saying that they don’t use their so-called system it just that if they are actually practicing what they are preaching when do they have the time to do it if they are constantly bombarding us with their products on the web I know things can be automated but still where do they find the time to actually preach what they do? I don’t have a problem a person charging their information but if they claim you can make great money doing it they why not charge the students literally nothing I know you have to maintain a businessthen.

My story is similar to yours except I have been working with major corporations 50-60 hrs per week for the past several years, which is now affecting all aspects of my life. Unfortunately, my current job has been “restructured” and I will be out of a job by the end of this month. Therefore, not only do I need to make money asap, but have you seen the unemployment rate recently (6.1%!!!)? Very scary!!! I am a very optimistick person and I tried the tax lein business and your right it is very hard to get a property that way. But your right your method sounds to good to be true. Dear Jack,
in my opionoe there is nothing illigal on this transaction. They have to be accomplished using legal documents and contraacts which are prooving that the seller agree withe the price. That is the most imprtant thing in the contract. Sellers recorded agreement with the price.

I understand what you say. I too have internet access to county records in Georgia for Tax Sales, Foreclosures and Bankrupticies. People will sell you their property for the Taxes or payments owed to lenders, with the right motive. I’m interested in your letter that generates a 35%+ response. Mass Marketers will thell you that 1.5% - 2% response is normal. I only get a 6% response.

BTW, are you interested in a partnership in any deals in GA.?
I do all the leg work and research, your name on all docs., you control the money, you provide all necessary cash, and we split 50/50 when we sell the property. Are you a believer in your own system…? Let’s talk!

There are so many posts prior to mine. Many of them asks for very important information involving additional cost related issues prior to obtaining these tax lien properties. Such as, past debts, title and transfer costs, etc. I hope your next series of videos will go into further details about these other related important facts to know before going forth into purchasing. I have been looking for a safe and legitimate home based business venture that will help supplement my family’s income and future project. If what you’re saying is true to be 100% profitable, count me in. I would love to work with you as I am determined to be successful! I have other plans in the future but, I need the capital (seed money) to get started. Your program seems to provide the open door for me to get there. Age has made me very skeptical, please email me back if you would like to give comment to my posting. Can you tell us when your next video will be out?

I got into real estate investing about 15 years ago. Over that time I have accumulated a large amount of single family residential rental property. I realized a short time ago that I really do not like property management. Basically, I am not landlord material. I am slowly liquidating my rental property portfolio and looking into some different aspects of real estate investment that do not include the accumulation of a lot of debt and tenants. You have me interested. I also have rental property for sale if any one is interested. They are all currently rented and cash flowing. Or they can be vacated, renovated and re-sold for a profit.

I KNEW it!! I did some studies with Ted T. about buying tax liens and deeds and thought then there had to be a better way. We’ve talked to people who would sign over the property for back taxes but wow….you do it for even less. Tell me more as I think it’s a great way to get my career hot-wired.

NOTE: To Those Who Asked “How do you find the buyers/Who will buy these properties?”: I am a REALTOR, and there is a buyer for EVERY property; they just need to be priced right for the current market in that specific neighborhood. If you are buying the properties for hundreds, or even a few thousand dollars, you can easily price the property at the bottom of the range for that type home in that area, and the buyers will fight each other to buy them, even in this market, leaving you with a huge profit!! I can’t wait to learn more!
NOTE TO ANYONE IN PA: I will gladly advise you and list your properties to gain you the best $$$ benefit, especially in York, Adams, Cumberland, or Dauphin Counties. That goes for any property you own, as well. Contact me anytime!

Hi Jack! Great Video! I listened to you on a teleseminar from Mark Walters some months ago. I told Mark that I was interested in purchasing your system, but I still do not have the money. Thank You for the free videos. Getting info where I’m from is like pulling teeth not knowing what questions to ask, so any help you have to offer is Greatly Appreciated! I received a list of 12,000 names some months ago on disc and didn’t know what to do with them. In my area they bundle up the properties and sell them off to investors after they have taken back the properties. I like the concept of getting to owners prior to them losing them. It seems to be a recurrent theme in real estate that in order for one to make massive profits one must deal with the owner 1st. Any other way, good luck! Thank You Again Jack for your generosity!! This is incredible. I’ve bought two tax sale courses but rapidly realized that with little to no cash - having to wait 3 years for profits, plus no title ins, hazard ins, etc. to protect the investment that I really couldn’t wait that long. I had pondered on whether or not I could find these prospects and get to them sooner and you’ve done just that and answered my question! Thank you for great, great job. I have understood that We can buy a house as well as land on foreclousure, but in this case you mean that we can but the land or property direct form the seller suggesting them that I will pay for the tax that the seller has not paid. ? Is that correct? I do not understand this. Who would like to sell land, which farmer would like to sell land, even though had problems with tax? He would first borrow money to pay off the tax ? Please help to understand. Can you please explain step by step.\Best wishes

I have listened to the 1st 2 videos, and they make perfect sense to me. I too had looked at Tax Liens/Deeds, but saw that it had a lot of disadvantages, and some potential surprises, so have avoided getting involved with them.

Your system seems to avoid the things I saw, so am very eager to try your system and reap the rewards I agree are there. I only hope that there is enough meat in what you are going to cover so that we can actually get the right lists, try filtering out the plums, and actually doing deals.

If you do, you really are a God send.

Hi Jack,

Although your approach to acquire properties(land) seems to be very much interesting I have the following concern.

If a parcel(s) of land you have purchased from a motivated seller is located in a desirable area, desirable to an extent that there are a number of buyers out there (on e-bay for example) who are willing to purchase this property at a deep discount from its fair market value. Assuming that a seller owns this land free and clear with clear mind, how hard it would be for him or her to simply put it up for sales at a deep enough discount to attract investors instead of basically giving the land away to you? 1) Are there advantages to working deals in your own state? I’m in AZ, as are you. That might make it more difficult for me, as you would probably be first to an opportunity, given your experience.

2) When will the course be available?

3) How much will it cost?

4) Like others, I’m interested to know how the back taxes are paid, and by whom.

5) In the course, will you provide state-by-state information for obtaining the lists, contact information, etc?

I am beginning to understand your strategy. of Buying and Selling, will try to adopt your strategy in my Country the Philippines. I am in commercial (industrial) and raw land real estate broker (Realtor in the Philippines). The market is slow and besides using this lull to get better educated as a retired government employee needs to generate additional income. I am in my latter years and do not have a lot of money to invest,. Can you explain more of the “bolts and nuts” of the system now that we have concept?

Great videos & R.E. ideas, then, I had to ask myself, who or why would people want to buy land? Seems like a small market because most people are not builders or do not want to pay to build new when homes are on the market for a fraction of building on raw land, not to mention all the tests & permits ect. you need to get prior to building.
However, you’r file cabinets seem to prove otherwise!! I already have been using the concept you mention, of buying very low, sell with a down payment of almost what you paid, then carry a note to get a monthly paycheck…FANTASTIC!!! Count me in, send more info on how to get you’r training & all that you offer, I already am close to doing what you are, but your training would save me alot of trial & error and money mistakes plus lots of time. I would like more details on your filtering process. You said you have a method to determine which owners are most likely to let go of their properties for very little or no money.

I am an investor and would like to apply your methods. I understand what you are doing but hate wasting a lot of time going through list and sending mailings to people who are not target sellers.

If its a sucess story your looking and not money…because you have so much of it…. send me more detailed information and if it as simple as you say, then I will be able to apply it quickly and you can use my story to promote your course.

Jack, I’m fascinated with the information you’ve presented thus far, but I’m very apprehensive about ordering the FREE CD on the LandForPennies.com website. The Subscriber Agreement at the bottom of the page is scary!!! If I’m reading it correctly, we could be charged for things at random. Please clarify.

JACK COMMENT: NOT AT ALL, Jeff, you will not be charged at random for anything and the agreement states quite the opposite. I do have as part of my programs some programs which include monthly billing for membership in a “Club” like for example my “CD of the month” club. In these programs I am delivering monthly content and the subscriber’s credit cards are being billed on a monthly basis. That is what this is referring to. If you get the Free CD for just shipping and handling, your CC will be charged for the $5.77 and nothing else, ever! (unless of course you buy something else from us down the road). Hope that makes sense. It is mostly “lawyer english” which is also for me hard to understand. THanks,

I was a foreclosure buyer but things were lossing value too quickly and some loss mitigators were too proud of their properties. Quickly it became too complicated and expensive. I want to buy for only a few pennies on the dollar,not 70 or 80. I’ve studied tax liens and deeds to and you are 100% correct about too much competition. Your system is better by far.

I am trying to make sense of your introductory information and would like to get an answer to the following. It’s indeed tons of tax delinquent properties in each county. But when you filter them out based on the criteria you teach, you’ll have just a handfull of listings that may produce a desired result. If each of your students who live in the same county, and who is using the same approach to get and filter out the same listings obtained from that county will be chasing after this small pull of promising properties that who is the one who gets a deal? May be I don’t understand something. Thank you.
