How It Works – The "Secret Window”
The basic principle of how this works is simple.
While I was still working the Tax Lien and Tax Deed Auction system – buying up properties for back taxes – I realized something.
It occurred to me that if someone ends up losing their property because they didn’t pay their Property Taxes... it often takes years for that property to actually go to Tax Lien Foreclosure.
It can take just as long for the property to go into a Tax Deed Sale.
During that time, the owner is just bothered by having to own that property and having to receive those payment reminders from the counties. Also during that time, all that happens to the property is that lots of interest, fees and penalties build up.
So the outstanding taxes become higher and higher.
What happens?
Well, ultimately, the property comes up for either Tax Lien or Tax Deed Auction. The auction gets published in the newspaper.
A lot of people attend these auctions and compete with each other to buy the property. While you can get a good deal now and then, you are definitely in competition and the price gets driven upward.
That’s when I realized there must be a "secret window” of opportunity.
There is a moment of time in the story of every property lost to back taxes when the owner of the property decides, "I have had it! I don’t want this property anymore. I don’t want to put another dime into this property!”
Normally, there’s nothing wrong with the property.
It’s just a fact of human nature: for one reason or another, the owner gets behind on the taxes, the bill piles up, and they decide for one of any of a thousand reasons they just want out.
It could be the loss of a job that causes the situation, or a death, divorce – there literally are a thousand good reasons.
They want out; we can help them get out; and everybody wins.
The moment when the property owner feels this way is the opening of our "secret window” of opportunity.
The trick is – finding the owner at this moment.
Finding The "Secret Window”
Now as I mentioned earlier, it can take five or six years for a property to come up for a Tax Deed sale.
For example, in Arizona (and other states, like Florida) it takes a year and a half for that property to even come up for a tax lien sale. In many states (like California) it takes over five years.
Think about that.
By the time this property comes up for tax sale there are five years of back taxes to be paid. Fees, penalties -- all kinds of extra costs that have piled up.
And it is very likely that a property that is worth $20,000 might be coming up for auction in California with a minimum bid of $10,000. So you could get the property at 50% off.
But that wasn’t good enough for me.
What if I could find out – somehow -- who are the people who are giving up on their properties right now.
Right now or let’s say a month or two after they first become delinquent on their property taxes. This leads to an interesting opportunity...
Everybody Wins. You Make Money.
What if we could find out who are the people that -- just a month or two ago -- have decided that they just do not want their property anymore?
This is a crucial piece of information.
Because this is the "secret window” on these properties.
Because once we know who these people are, we can contact them directly and circumvent the entire auction process, the entire tax lien and tax deed sale -- and offer them anything above $0.
And they’ll be happy to get it.
You see, if they’ve already been thinking about just letting the property go for taxes, you will be a hero to them! Instead of walking away letting their property go for nothing and being shamed... they get $200 in their pocket (or whatever we agree on) and they are relieved of their burden.
While that may not seem like a fair price to pay them – it’s better than them getting ZERO, isn’t it?
Of course, if this information was easy to find, lots of people would already have it, right? Well it’s not easy to find. At least it wasn’t – until I figured it out (and now I make it available to my students).
I had to do some fancy work to try and figure out how to locate these property owners while they are still within that "secret window”.
I’ve done that now -- I have a system that finds these people.

Anyone can now sift and sort and locate these people who just really don’t want their property anymore -- if you follow my instructions.
And then you can contact them and buy their property for pennies.
"Somebody ELSE Must Have Already
Figured This Out... Right?”
Nope. Nobody else had figured it out when I was looking for the solution.
Now, I should be clear: I looked and looked for instructions on how to do what I just described to you.
It was such an obvious idea to me, I was sure someone else had already figured it out.
I assumed there must be a system or home-study course out there somewhere that explained how to fit all the parts of the puzzle together... how to get the lists, how to filter them, and how to go about contacting people the right way.
And also, I figured, someone must have already worked out all the legal paperwork that goes along with doing these kinds of deals.

Find information (in form of Lists from the Counties) on Tax Delinquent Properties (and their owners). We’re looking for properties where the owners did not pay their property taxes.
Filter this list down by using the LPF Profitability Matrix (a proprietary evaluation checklist which I developed over time – nobody else has this!). Using this Matrix identifies the people who "have given up on their properties” and "let them go for property taxes”. Once you have this list... it’s like the old maxim: in a world of the blind, the one-eyed person is King.
Contact these property owners using our tested, deal-getting letters (I provide the exact letters for you to use – just fill in the blanks!).
Use our proven scripts for handling the call-backs from the owners generated by the letters you sent out. (In my system, I provide you with automated software that walks you through the calls; you’re never at a loss for words, and you know exactly what to say every time.)
Using the Evaluation Worksheets from the Land Profit Formula system, quickly and easily complete the research on your property (always know with certainty whether it’s a good deal or a "junk property”). Plus, you’ll know exactly what you can and should pay for the property (this means you never over-pay for a piece of property – ever).

To get started, you don’t need to take out a mortgage (risking your credit) or even "hard money loan” (risky business indeed). "Can I Do This Even If I Don’t Know Computers?”
Yes – you only need very basic computer skills to make this work.
One of my best students is a 60-year old man who knows very, very little about computers... yet he’s making hundreds of thousands of dollars with this system.
If you know how to send an receive email, get onto the web, and type in Microsoft Word, you have all the basic skills you need to do this program.
"Why Do We Focus On Land, Instead Of Homes? Does This Not Work For Homes?”
Well, first of all this system can bring you the opportunity yo buy homes. And many will choose to do so. I like buying land because it requires no maintenance, I don’t have to worry about vandalism and such, and it’s almost impossible to buy "bad” land using my system.
While homes can be (and are) often a good investment, I have built the Formula to bring you the highest profits, with the least amount of work.
"I Hate Traveling. Can I Do This Without Leaving My Home?”
You don’t have to travel if you don’t want to. You can do this business completely by "remote control” if you want to. I have students who live in other countries but buy their land in the US!

What you’re really asking is, "Can I get out of the contract?” The answer is YES. I have written clauses in my contracts that allow me to get out for pretty much any reason. And as part of the Land Profit Formula, you get the exact contracts I use, and you can adapt them for your own deals. Just fill in the blanks and go!
"If I Buy a Property That Has Back Taxes Due... Don’t I Have To Pay Those?”
The answer is usually "No”, because it might still be years until that property comes up for a Tax Deed Sale or until a Tax Lien on the property can be foreclosed upon. In the meantime we can use that money to buy a few more properties and sell them again, therefore making much more money than what we give up in accrued interest. It’s easy, simple, and a no-brainer.
"Will You Teach Me To Sell This Properties Using Some Method Other Than Just Listing Them On a Web Page?”
We have an entire step-by-step process for selling your properties that works like magic. While we do let you post your deals on our high-traffic website (where lots of buyers will come looking for your property!), that’s only one small part of the system.
"Is This Like Other Tax Lien Or Tax Deed Programs?”
No. The difference is I am buying my properties (95% of them) NOT at tax Lien or Tax Deed sales but directly from the OWNERS (not the county) way ahead of the auctions.

"What Kind Of Property Am I Buying?”
This system works best for properties valued at below $50,000 to $80,000 and that is why most of my investments is in Land. With the majority of properties being actually below $25,000 in value (which you pick up at 10% to 25% of market value), there are not many homes out there that are valued that low. As a result this system works best on land.
"If This Works, Why Aren’t You DOING It Instead Of Teaching It?”
I love this question.
I am doing it. I have a whole business that focuses only on making these deals for me.
Let me ask you: if you could make millions doing property deals... and you could also make a lot of money showing people how you do it... would you do only one of those activities? Or would you do both?
Right. You’d do both (you’d be crazy not to!). So that’s what I do.
"Where Will I Find My Properties?”
The best and biggest deals are in the areas of about 50-200 miles outside of a large metropolitan area. They are usually not inside the metropolitan area. I know some will be tempted to use my methods to target HIGHLY attractive areas, where the acre goes for $100,000 or more. That’s a mistake. Why? Think of it this way: instead of betting that you will get one property worth $500,000 for a payment of $2000... instead make 50 to 100 deals which each bring you $5,000 to $10,000. That way you still make your $500,000 (at least), and can afford that $500,000 property in the nice suburb you wanted all along.
Proof This System Works
I am a big believer that people should prove their claims. I can certainly back up my own... and I know for sure this system works. For example...
I have personaly bought and sold over 5,213 properties over the last 5 years doing this. And these are MY deals -- not deals for someone else but my own personal work. And I did ALL of them using these methods.
I have bought 40 ACRES valued at $15,000 to $20,000 for under $600. I then sold it 2 weeks later for a "wholesale price" of $10,000.00
I once bought 35 properties in one area, for as little as $300 to $400 each and then sold them within weeks for approx. $4,000.00 apiece! (my total purchase price was around $10,000 and yet I made almost $125,000 in profit!)
I bought a single lot with an affixed mobile home in Arizona for about $1,850.00 and sold it 1 month later with no advertising costs for $17,500.00
I bought 80 Acres for as little as $3,851.47 and then proceeded to sell it just 3 weeks later for a whopping $26,000!
I bought a 1 acre lot in Florida for $343.79 and sold it within 5 days of purchasing it for $35,000 (that's 100 times what I bought it for!)
I used one of my advanced OPTION strategies to control a property worth over $150,000 for only $70,000 and then proceeded to sell it for $34,000 profit.

Land Case Study #1:
2.35 Acres For $687.43
(Kingman, AZ area)
BOUGHT LAND FOR: $687.43 from a Man who had bought it 30 years ago from some scam artist who told him this would become the next Palm Springs. But unfortunately nothing happened until just about the time I bought it. Now there are lots of developments springing up in the area.
SOLD LAND FOR: $34,000.00. A recent bridge being built between Nevada and Arizona which will cut the commute between Las Vegas and Kingman, AZ by up to 45 minutes all of a sudden has placed this are in the middle of a construction boom. This is an example of a property which for many years was not worth much but if you get the timing right (not too difficult if you just read the newspaper), you can make a killing in your backyard.
PROFIT: 33,312.57 (I actually sold this property with a down payment of $6,800 and we did a seller financing loan of $27,200 with monthly payments of $353.74 for 12 years.) That means just the down payment paid me almost 10 times my investment and now I still have $353.74 per month coming in for years to come.

1.07 Acres with Huge Pine Trees in Colorado for less then $900
(Forbes Park, CO)
BOUGHT LAND FOR: $837.59 I bought this beautiful property just weeks before it came up for Tax Deed Sale. So all those investors licking their chops for this parcel did not even get the chance to bid on it. No doubt that this property would have gone at Tax Deed Sale for $3000-$5000, and the Tax Deed Investor Would have still made a profit on it. (Rio Rico, AZ)
BOUGHT LAND FOR: $347.93 I bought this property close to the Golf Course shown in the above picture from a Married couple who had bought is years ago as a place they considered for their retirement. As life goes, as their kids grew up and the grandchildren started to arrive the couple realized they really did not want to move away from their family. So the property went from being their "Retirement Dream” to a Burden sucking annual property taxes from them. And since they now had no use for it they one day decided to stop paying property taxes. I bought it for $347.93 plus about $400 in property taxes (which I did not pay until I had it under contract to be sold)
SOLD LAND FOR: $19,000.00 After buying it for only $347.93 I put it up on the market using my online techniques and sold it within 3 weeks for $19,000 again taking back seller financing of about $17,000 with payments of $276.54 for 10 years.
PROFIT: $18,652.07
(plus all the interest I am collecting until the buyer of the lot pays off their loan with me.)

Large FL lot with all utilities for under $350
(Port Charlotte, FL)
BOUGHT LAND FOR: $323.57 This is probably one of my favorite deals ever. I bought this property of over 1 acre very close to the Sea for a super low $323.57. A FULL ACRE for less than a decent car payment. I don’t really remember the full details of why the previous owner let it go for taxes but I believe it had something to do with him just getting frustrated with th e development of this area. He just had no patience left to wait until this part of the county develops.
SOLD LAND FOR: $35,000.00 I actually wanted to keep this one for me, but then I decided to rather get the money for it. I put it up online for sale and sold it within one week for a whopping $35,000 CASH. That means that only a little over 1 week after I had to pay $323.57 (plus approx. $250.00 for title insurance) I received back $35,000, that is approximately 9,000% return on my money in only 1 week.
PROFIT: $34,676.43 (CASH)
How Are My Students Doing?
Okay, so I have made money using the Land Profit Formula – but what about my students? How have they done?
